The Winter Market: Should you sell your home now or wait until spring?


The winter and holiday season is certainly marked by shopping—running around gathering giftsand treats for family and friends. But what about shopping for homes? There is a long-standing perception that winter is a bad time to market your home, but I’m here to tell you: That’s not true! Selling your home in the winter season is actually a great thing to do. There are a lot of benefits to getting your home ready and on the market from November through February, and working with a professional real estate expert like me can make the process minimally disruptive to your family’s holiday celebrations. Here are a few facts to consider about selling your home in the winter:

  • Homes actually sell faster in the winter. A study from Redfin was compiled looking a variety of cities, including ones that have serious winter seasons, like Chicago and Boston.

  • Competition is lighter. Because of this idea of “slow winters” in real estate, not many families will list their homes. That leaves plenty of space for your home to shine. With reduced competition, motivated buyers will be able to focus in on your home without wading through hundreds of listings.

  • Buyers are motivated. It’s true that not all families want to think about moving in the cold winter months. But there are still many buyers who are looking—and they are usually motivated to find something because of life changes, like a growing family, a job relocation, a divorce, or something else that puts a clock on their search period.

  • Most searches are weatherproof. Driving around neighborhoods in icy or cold weather may not be fun. Luckily, this is not how the modern market works. Most searches and initial interest is captured through online searches—and as days get shorter and nights get longer, there is plenty of time for a family to browse homes while curled up on the couch. The right house at the right price will get them bundled up for a showing.
